This 6 storey warehouse is strategically located on the outskirts of Belfast just beside the M1 motorway approaching the city from the south. One of the main challenges was to successfully achieve Planning permission for a building of this scale and height in this particular location and context.

The building is almost a type of gateway building to Belfast city and is quite distinctive in its location in contrast to the surrounding two storey industrial buildings.  It was constructed as a simple concrete frame following careful analysis and value engineering, and it is finished in distinct blue and yellow cladding panels.  During the design process much attention was given to fire safety regulations in terms of escape, firestopping, detection and detailing. 

The project was successfully completed in February 2023.  Andrew Nesbitt architects were architects for the project from inception to completion.
